Site rounding's which includes to observes the working status of the respective teams.
Checking the Security team
Grooming,Attendance,post responsibility of each locations.
If any abnormal in the any areas ensure & correct it.
Report to PM & carry out the days activities as per schedule
Check the logbook of technicians and daily meter readings and any discrepriciancy in reading to be brought to the notice of PM
Check the checklists of equipments & the parameters recorded daily are within limits, if any abnormalities observed report to PM
Check the HT yard, Transformers, DG, Chiller plant, STP, Cooling towers for their working.
Allotting work to technicians.
Carrying out regular PM activities as per PPM Schedule
Briefing lift operators the safety procedures to be followed in case of emergencies.
Check the WTP, Borewell, fire sump, treated water sump & overhead tank
Conducting periodical training & tests for technicians
Check the H/K activities are carried out as per their schedule and see to that the cleanliness is maintained to JLL standards.
Preparing snag lists forward it to SPACE KONSTRYST (PMC),SUMANGALA PROPERTIES. Follow it up with the concerned authority to get the snags cleared
Co-ordinating with builders,PMC in the commissioning works
Attending to complaints received from Help desk
Co-ordinate with fire officer for the smooth functioning of the fire system and escalate any breakdown in system to the concerned person immediately
Check the manpower and alertness of security check the log book, patrolling report, take rounds with S/S.
Check whether guards are alert in their posts and the deployment of manpower is as per managements advice.
Check manpower of parking staff
Monitoring landscaping activities as on date work is under progress
Carry out regular fire drills, emergency evacuations and safety procedures to be followed in case of emergencies, training given for Security & technicians (drills carried out under the guidance of trained fire officer)
Preparing SOP for the various equipment
Conduct regular meetings with field officers of security ,H/K for smooth functioning of the services and achieving highest levels
