- Should have the ability to develop and maintain good relationships with Property Consultants, channel partners and brokers
Overall Purpose/Objective Of the job
- Responsible for sales of residential property by tapping Sales through Institutional, Corporate, Direct, IPCs, local brokers.
Key Responsibilities
- Understand the finalized quantum of residential space, the architectural drawings, the pricing strategy and expected rates for the residential project and then prepare sales brief in detail
- Understand the sales brief of residential project as provided by the VP- Sales
- Formulate a list of potential clients through available market data
- Assist in launch of events/ marketing summits for the properties by inviting channel partners (IPCs) and potential clients and offering attractive deals/ brokerage percentages.
- Understand the client requirements and expectations in terms of budgets, physical infrastructure requirements, technical requirements etc
- Ensures effective sales pitch made to the clients by him and the site inspections/ visits arranged and all the queries are promptly handled
- Manage effective negotiations and finalization/ closing of deals in a timely and effective manner
- Ensure that the discounts provided to clients are within the approved limits; for further discounts escalate the issue to the VP Sales.
- Ensure that all the required amounts as per the payment schedule/ specific timelines are collected from the clients
- Monitor the completion and signing of the agreement.
- Ensure that all the supporting documents are obtained from all clients.
- Clarify the terms/ clauses provided in the agreement.
- Maintain a separate record for each client in order to track their history, payment records, email exchanges etc
- Timely submission of MIS report to the top management
