The Real Estate Project Manager is responsible for planning, coordinating, and overseeing the execution of real estate development projects from inception to completion. This role involves managing all aspects of the project, including budgeting, scheduling, resource allocation, risk management, and stakeholder communication, to ensure that projects are completed on time, within scope, and on budget.
Project Planning and Management:- Develop and manage detailed project plans, including scope, budget, schedule, and resource requirements.
Coordinate with architects, engineers, contractors, and other stakeholders to define project requirements and deliverables.- Establish and maintain relationships with vendors, suppliers, and regulatory agencies.
Budgeting and Cost Management:- Prepare and manage project budgets, including cost estimates, forecasting, and financial reporting.
Monitor and control project costs to ensure projects are completed within the approved budget.- Negotiate contracts with vendors and subcontractors to ensure cost-effective procurement of materials and services.
Scheduling and Resource Allocation:- Develop and maintain project schedules, ensuring that all phases of the project are completed on time.
Allocate resources effectively, including personnel, materials, and equipment, to meet project objectives.- Identify and resolve any issues that may cause project delays or disruptions.
Risk Management and Quality Control:- Identify potential project risks and develop mitigation strategies to minimize impact.
Ensure that all work complies with relevant codes, standards, and regulations.- Conduct regular site visits and inspections to ensure quality and safety standards are met.
Stakeholder Communication and Reporting:- Serve as the primary point of contact for all project-related communication with stakeholders, including clients, investors, and internal teams.
Prepare and present regular project status reports to senior management and other stakeholders.- Facilitate meetings and coordinate project activities among various teams and stakeholders.
Permitting and Compliance:- Oversee the permitting process, ensuring that all necessary approvals and permits are obtained in a timely manner.
Ensure compliance with all local, state, and federal regulations throughout the project lifecycle.Project Closeout:
Manage the project closeout process, including final inspections, punch lists, and turnover of completed projects to clients or operations teams.
- Conduct post-project evaluations to identify lessons learned and opportunities for improvement.
Bachelor's degree in Construction Management, Real Estate, Civil Engineering, Architecture, or a related field.
- Minimum of 4 years of experience in project management within the real estate or construction industry.
Proven track record of managing large-scale real estate development projects.- Strong knowledge of construction methods, materials, and regulations.
Proficiency in project management software (e.g., MS Project, Primavera) and other relevant tools.
- Excellent organizational, leadership, and communication skills.
* Ability to manage multiple projects simultaneously and work under tight deadlines.
- PMP (Project Management Professional) or similar certification is preferred.
