Qualification: Graduated or HSC passed from English medium, Diploma in Interior design course, AutoCad, Excel.
JOB DESCRIPTION:
1. Project Ownership and Client Management:
- Take complete ownership of projects, including client handling, profit management, and timelines
- Maintain comprehensive communication with clients and design teams
- Arrange and lead meetings with design teams and clients
- Ensure clear, polite, and intelligent communication throughout the project
2. Project Planning and Scheduling:
- Develop comprehensive project schedules for clients and designers
- Create detailed purchase plans for all items in the Bill of Quantities (BOQ) with proper delivery schedules
- Plan proactively to anticipate and mitigate potential future problems
- Coordinate with design teams to establish drawing requirement lists with specific deadlines
3. Financial Management:
- Ensure all items are covered in the BOQ with correct terms, conditions, and payment modes
- Aim for a minimum 30% profit margin without compromising fairness to contractors
- Manage additional work requests, ensuring appropriate cost and time adjustments
- Follow up on client payments as per the agreed schedule, involving the accounts team when necessary
4. Contractor Management:
- Select contractors and negotiate pricing with adequate profit margins
- Implement incentives for timely work and penalties for delays
- Issue detailed work orders before project commencement
- Enter all contractor work order data into the project management software
5. Design Team Coordination:
- Liaise with designers to ensure timely submission of drawings
- Hold design teams accountable for delays in drawing submissions
- Push for timely decisions from both design teams and clients
6. Communication and Documentation:
- Maintain clear records of all communications, including new work requests and changes
- Appoint a team member to create and distribute Minutes of Meetings (MOMs)
- Respond promptly to all project-related emails and messages
- Document and communicate any delays from clients or designers
7. Project Execution and Monitoring:
- Conduct weekly meetings with directors, presenting up-to-date MOMs and site updates
- Ensure site supervisors complete weekly billing
- Manage purchase orders efficiently, avoiding daily random orders
- Monitor project progress and adjust plans for the upcoming two weeks
8. Quality and Compliance:
- Adhere to agreed-upon handover dates, based on written plans and contractor discussions
- Ensure all additional work is approved by clients, including cost and time implications
- Maintain a balance between being assertive and diplomatic in all project interactions
