Job Description

Designation & Escalation Project Manager Civil & Interiors L1 reporting to Head of Construction Management Team/ Managing Partners Deliverables/key result areas Pre-Construction Involvement Construction Stage Involvement Post Construction Stage Involvement Tasks & activities A Pre-construction Stage: A.1 Prepare the Design Brief in terms of function ability, cost, time, quality and safety A.2 Validate design to BOQ methodology , identify deviations and make list for NT items etc A.3 Establishment of project communication and man power planning of relevant sub-contracting team A.4 Preparation of works breakdown structure A.5 Preparation of Project Master Schedule with base line A.6 Preparation of Design / Drawings deliverables schedule A7 Co-ordination and follow-up with Architect and other design consultants for their inputs in line with Project A.8 Lead project meetings as necessary for review of progress A.9 To set up ,track, monitor a design deliverable schedule A. 10 Review Technical specifications & techno commercial evaluation reports B. Construction Stage B.1 On-site design co-ordination and issue of drawings / clarifications B.2 Organize approval to contractors shop drawings, product data sheets, samples, B.3 Refinement of works breakdown structure B.4 Monitoring the progress of work with the Master construction schedule B.5 Prior flagging of anticipated bottlenecks and analysis of its reasons .Day to day correspondences including contractual issues over mail / WhatsApp group/ 3rd party tool B.6 Change order management for design changes and extra items B.7 Implement QA/QC plan and Method Statement B.8 Implement EHS plan (Environment, Health and Safety) B.9 Verify GFC drawings to respective contractors and keep updated record issued. B.10 Organize Progress review meetings on weekly basis. B.11 Review all the records of contractors daily progress reports. C. Post-Construction Stage: C.1 Advice about probable date of Substantial Completion C.2 Preparing & addressing the schedule of defects / punch lists C.3 Provide assistance in Testing and commissioning of the facility C.4 Handover of various O and M manuals, commissioning & test certificates C.5 Reconciliation and Certification of Final bills of contractors, suppliers, vendors and consultants C.6 Preparation of project close-out report including learning C.7 Collate and verify all As-built drawings C.8 Addressing any queries during defects liability period C.9 Co-ordination with the Contractors to rectify the defects during the defects liability period, MEASUREMENT METRICS Handling 50000 Sft of project or 5 projects whichever is higher at any moment of time Reviewing and Leading 3 site supervisor to attain project deliverables at all stages of project Weekly progress report submission of each site thereby completing project within 5% of timeline variation Preparing Quality Inspection report every 15 days Attending and closing any open issue within 2-3 days Preparation and submission of 1 MOM every week Snag List and Handover formalities to be completed within 20 days from visual handover 24 Hours of site presence per week to monitor progress and line up Getting 7 star or above from the client side in the feedback form COMPETENCY AND EXPECTATIONS - Strong leadership and team management skills. - Excellent communication and negotiation abilities. - Problem-solving and decision-making skills. - Ability to handle high-pressure situations. - Knowledge of local construction regulations and codes. SKILL AND KNOWLEDGE - Bachelor's degree in Civil Engineering/ B. Arch / Interior Design or related field. - Proven experience in project management in the commercial construction sector. - Proficiency in project management software. - Knowledge of industry best practices and trends. - Familiarity with relevant local building codes and regulations. - Good command in MS Office and mail communication Your efforts will contribute directly to our success and you will be rewarded with a motivating and performance-driven work environment.
