Job Purpose
To oversee and drive the end-to-end execution of all projects under the township and interior fit-out verticals, ensuring timely delivery, impeccable quality, and seamless client experiences. The role demands strong leadership, operational excellence, and strategic planning to uphold Della's brand promise of luxury and innovation.
Key Responsibilities
- Project Ownership and Execution
- Lead all township and luxury interior projects from conceptualization to handover, ensuring alignment with client expectations and brand standards.
- Review and validate project designs, budgets, and timelines with internal design and execution teams.
- Oversee the preparation and approval of GFC (Good for Construction) drawings and ensure adherence to design specifications.
- Monitor project milestones, ensuring timely delivery and proactive resolution of any delays or challenges.
- Design Finalization and Quality Assurance
- Collaborate closely with clients, interior designers, and execution teams to finalize home designs, including 3D renderings and Good for Construction (GFC) drawings.
- Ensure the highest level of design quality and accuracy is maintained at all stages, meeting luxury standards.
- Actively engage with clients throughout the design and execution phases to ensure their satisfaction and alignment with their vision.
- Operational Efficiency
- Devise and implement robust project management guidelines, processes, and systems to ensure operational efficiency and visibility.
- Collaborate with leadership to develop performance goals and long-term operational plans.
- Analyze key metrics for day-to-day project performance, recommending solutions for improvement when necessary.
- Set strategic goals to enhance productivity and streamline operations across multiple projects.
- Vendor Management
- Build a network of reliable vendors across all categories and oversee their onboarding processes.
- Negotiate vendor contracts, ensuring cost efficiency and adherence to quality standards.
- Establish and maintain strong relationships with external partners to support seamless project execution.
- Client Engagement
- Act as the primary client interface, ensuring their needs and expectations are consistently met.
- Manage client negotiations, approvals, and payments with transparency and professionalism.
- Foster enduring relationships with clients, reflecting an understanding of their lifestyle, preferences, and aspirations.
- Financial Oversight
- Take ownership of the department's P&L, ensuring profitability while delivering high-quality projects.
- Track and review operational budgets, analyzing costs and ensuring alignment with financial targets.
- Optimize resource allocation to minimize costs without compromising on quality or timelines.
- Team Leadership
- Lead and mentor a multidisciplinary team, including project managers, designers, and execution specialists.
- Develop performance metrics and conduct regular reviews to ensure accountability and team growth.
- Collaborate with Human Resources to recruit and train team members, scaling the team in alignment with organizational needs.
- Compliance and Risk Management
- Ensure all projects comply with local governmental policies, safety standards, and legislative regulations.
- Proactively identify and mitigate project risks, ensuring smooth execution and delivery.
Job Expectations
Skill Set Needed
- Industry Experience: 12-20 years in luxury residential/commercial projects, preferably in interior design or township management.
- Technical Expertise: Thorough knowledge of project costing, ERP implementation, and project commercials.
- Leadership: Strong communication, interpersonal, and negotiation skills with a proven ability to lead diverse teams and manage stakeholders.
- Problem Solving: Highly resourceful and action-oriented, with the ability to handle uncertainty and adapt to fast-paced environments.
- Visualization: Exceptional conceptualization and visualization skills, ensuring designs and plans align with luxury standards.
- Flexibility: Willingness to travel extensively and work in a dynamic setup.
Qualifications
- Bachelor's Degree in Architecture (B.Arch) or Civil Engineering (B.E.), with a Postgraduate degree/diploma in Interior Design or Project Management.
