Summary
Overseeing strategic procurement initiatives within the real estate development sector. Adept at managing end-to-end procurement processes, negotiating contracts, and optimizing supplier relationships to achieve cost effective purchasing decisions. Demonstrated ability to streamline operations, reduce expenses, and drive efficiency while maintaining high standards of quality and compliance.
Roles & Responsibilities
- Contract review and drafting, particularly in the context of Construction or services. He must have knowledge of NITs, GCC, SCC, Tech specifications etc.
- Conducting rate analysis for material and labor components, considering basic and final rates quoted during the pre-tendering procedure.
- Handling advance requests, obtaining technical approvals on drawings from consultants, and following up on payments and deliveries with vendors
- Working collaboratively with Project Management Consultants (PMC), Engineering Dept & consultants involved in the project.
- Maintaining records related to contracts and purchases, including pre-qualification (PQ), pre-bid, bid, contract, advances, completion dates, etc.
- Conducting cost analysis and preparing comparison statements for various aspects of the project. Verifying the accuracy of invoices and authorizing payments consistent with Contracts and Purchase order (PO) terms.
- Engaging in technical and commercial discussions and negotiations with contractors and suppliers regarding rates for the scope of work supply of materials.
- Demonstrating meticulousness, attention to detail, and the ability to take initiatives in approaching tasks.
- Evaluating day-to-day progress at the site in coordination with the project team for purchasing and tracking materials for the site/contract to ensure availability as per project requirements.
Education & Experience
- 5-7 years of experience in managing Contracts & Procurement, specially in the Real Estate Development sector preferably with a residential experience with a focus on high-rise building development will be well-equipped to handle the responsibilities of procurement, negotiations, vendor management, sourcing, and supply chain operations outlined in the job description as material.
- Additionally, experience in navigating the regulatory landscape, MEPF, Utilities, External Development etc. understanding industry standards, best practices, and demonstrating a track record of successful project execution will be valuable assets for this role.
- Bachelor's degree in civil engineering and additional coursework in Contract & Procurement management or related areas are advantageous.
