Property Management Services-Executive
- Duties and Discipline:
- Directly reporting to the Head of Operations with regular updates daily.
- All project work throughout Bangalore handled by you needs to be in line with the Clients expectation, with a thorough completion of the job and routed through the Head of Operations for final approval before handover.
- All approvals and communication to be restricted on specific Whatsapp groups only, for better transparency.
- Responding to Whatsapp messages of issues relating to your roles and responsibilities must be prompt, diligent and timely.
- Supervision with minimal intervention gives you space to multitask. Micromanagement needs to be curtailed.
- Disrespect to any of the team members will be dealt with seriously.
- Insubordination of any kind will not be tolerated.
- To stay in line with the Company's and Client's expectations.
- Highest level of Honesty and Integrity is expected of you.
- Timely Expediting:
- Quotations and Inspections to be done and sent within 24hrs of intimation from the Client/Owner.
- All such quotations need approval from the Head of Operations before sending out.
- Timeline and scope of work to be clearly defined with no delays be it handover or moveout.
- Vendor availability (min 3) per job scope is mandatory and with the 2 best competitive quotes and back-up is part of the timeline, no excuses of any kind shall be admissible.
- New Vendors to be updated to have alternate options whenever required.
- Complaints of any kind shall be considered disqualified from the FBP criteria.
- Walk through Annexure Checklist with the tenant when move in happens, to be prompt and precise.
- Attendance and Punctuality:
- Working days in the week are Monday to Saturday.
- Check-in-time is 10.00am to 7:30pm and mandatory.
- Unplanned/Sick Leave is strictly not allowed especially on a Saturday & Monday, as both days are crucial for us and the business.
- Any leave clubbed with Sunday, shall attract LOP for both days.
- More than 2 days Leave a month (casual/sick leave) is not permitted.
- Long leave shall be scrutinized and approved by Head of Operations at his own discretion.
