1 Record the water consumption from inflow meters to the respective logbook on daily basis.
2 Record the electricity consumption from all the incomer electricity meter and record the unit consumption on daily basis.
3 Maintain the maintenance log & Preventive maintenance records.
4 Hour before the school opening time MST has to start preparing (filling up of cooling tower/ make up of chilled water line, releasing AIR from the system, cleaning of the equipment and area) to switch on the HVAC. Chiller should start 30 minutes before the school opens.
5 To start / stop of water supply system & ensuring all the tanks are full of water.
6 To take all the required readings to record in between 9am to 10 am. E.g. Meter reading/ PF factor / water reading/ diesel consumption report/chiller running hour.
7 Taking scheduled round of the property to inspect all equipment's and recording parameters / readings in respective logbooks / check sheets every day.
8 Ensure to keep history cards updated for all panels, pumps & equipment's always.
9 Ensure all doors are in working conditions to be checked on weekly basis.
10 Performing DG, A checks daily and update the same in DG logbook.
11 To check and record the UPS working and its backup in logbook on weekly basis.
12 Ensure DG batteries gravity test are performed & recorded as scheduled.
13 Ensure all type of starter panels are in healthy condition with all safety features in place for 100 % uptime & protection of motors.
14 Scheduled rounds are to be taken in property to rectify / replace the fuse bulb, light fixtures daily.
15 Ensure all type of valves is serviced & its functionality is maintained as per preventive maintenance schedule fortnightly.
16 Scheduled rounds are to be taken in property to rectify, arrest the water leakages if any on everyday basis.
17 Performing the firefighting pump trial checks, Hydrant, hose real checks as scheduled.
18 Ensure supplied water parameters are maintained (Chlorine level, TDS, PPM, PH etc.) and checked on a weekly basis. A record of the same to be maintained.
19 Ensure scheduled preventive maintenance plan are adhered for washrooms & necessary repairs to be carried out.
20 Ensure support & adherence to emergency response protocol.
21 Ensure pre & post monsoon cleaning, maintenance activities are performed to avoid water clogging, overflow, flooding etc.
22 MST to ensure that all the complaints assigned to him during the day are closed.
23 If assigned work cannot be completed on the same day same has been informed to school administrator and ticket to be updated accordingly.
24 All required checklist / reports / logbook is completed, and detail is submitted to school administrator.
25 To create, get approved and submit the indent of material to store for the items required for next day.
26 Monthly, check all extinguishers for proper pressure, retaining bands on actuating handles, physical condition of enclosure and proper identification to carried out by MST.
27 MST need to conduct periodical check of Kitchen equipment, Restroom equipment and lighting.
28 To Provide required technical support for events happening at school.
A. Minor Repair and replacements
Minor repair work on the Furniture and Fittings, doors and windows. This involves tightening loose screws, oiling, applying wood-filler and paint touch-ups.
Closing hair-line cracks and patching surface, scratches on the walls. This includes applying polyfiller (or similar) and Paint touch-ups.
Tightening loose screws on switches and plug points.
Minor repair work on the fence and gates
Replacing/fixing roof sheets blown away by wind, faade boards, gutters, downpipes, etc.
B.
Minor ReplacementsSmall electrical items (fused bulbs, switches and plug points), water (taps, pipes), component of a sewerage system.
Broken handles for doors, windows, built-ins.
Broken minor/small pieces of furniture.
Broken minor and replaceable components of certain equipment.
Couple of floor tiles (ceramic, vinyl or carpet).
Curtains and blinds.
Broken window panes.
Few roof tiles or few roof sheets.
Broken doors.
