Manager, Corporate Real Estate
Job Summary
The primary responsibility of the Manager is to oversee corporate real estate planning, office build outs, implementation and operations to ensure a safe and efficient work environment. Specializes in three or more areas of expertise related to corporate real estate operations (i.e, Sustainability, Contract Management, Compliance, etc.). A true people manager level where experienced leadership is required for leading a team to meet schedules and goals while working in a multi-faceted environment.
Responsibilities
Planning
Manages construction projects and space planning efforts
Engages contractors and negotiates agreements with appropriate scopes within budget
Creates new processes and identifies where processes can be improved
Operations
Manages the site safety program, responsible for fire evacuation and emergency training
Manages the issuance and tracking of employee and contractor badges
Manages invoices related to the operation budget for the facility
Manages the copy and mail room and mail distribution functions for Equinix
Lead team on ergonomic assessments and ensuring proper desk setups
Ensure appropriate follow up with internal customers
Managed end user expectations, meeting with them to review their request and requirements
Oversees the maintenance of CAFM system (OfficeSpace) that tracks the occupancy of staff and work order request
Seeks to continuously improve processes, systems and overall client satisfaction
Ensures the regional CRE Ops organization is in compliance with company processes and policies (in particular: finance, legal, compliance, and risk)
Business Continuity
May act as representative of office safety committee, building emergency committee, and ergonomic program
Is responsible for departmental compliance with OSHA/EH&S regulations regarding state and campus policies and procedures, and works to implement safety and emergency preparedness policies and procedures with staff, including maintaining first aid supplies and AEDs, fire extinguishers and other safety equipment
Repairs and Maintenance
Manages and supervises contractors for maintenance and improvements including electrical, audio/visual, security, cabling, janitorial, plumbing, utilities, and HVAC
Manages ergonomic assessments and proper desk setups
Property Management Coordination
Responsible for corporate real estate management of 2-4 offices remotely, including the supervision and coordination of moving staff, reconfiguring offices and cubicles, office repairs, and equipment moves at several different locations
Communicates and coordinates with property management on various issues such as building maintenance and security, safety (smoke detectors, sprinkler system, emergency lighting), and Heating, Ventilation and Air Condition (HVAC) needs
Ensures appropriate follow up with customers
Manages the site vendors, janitor services and office supplies
Resource Management
Helps support facility-specific cost savings targets to contribute to the account achieving significant savings
Is responsible for managing and maintaining vendor purchase orders and tracking budget
People Management
Assists in supervising Corporate Real Estate Coordinators in efforts to ensure 100% adherence to guidelines and policies
Provides monthly and quarterly performance reporting to Manager, Corporate Real Estate
Provides direction and information to vendors, service providers and facilities staff as required to ensure excellent coordination and execution of work with minimal disruption
Honors our culture (the Magic of Equinix and the Operating Norms) and holds others to account for the same
Interviews job candidates to determine qualifications and suitability for employment in specific positions, and coordinates further interviews with shortlisted candidates by the Global Head and other partners
Actively encourages the inclusivity, wellness and sustainability of the department's activities from the grass roots up
Stakeholder Management
Collects decision-framing data for the Global leader, in particular data relating to occupancy, ticket responses, spend to date, and cost benchmarking
Partners with counterparts in IT (End user, Network and AV), Procurement, Security, and Operations, providing the cross-functional representation for CRE in region
Qualifications
7+ years experience in Facilities management preferred
Bachelor's degree in Business Management preferred
Experience in hospitality industry
Strong interpersonal and communication skill
Excellent organizational skills, including multi-tasking, time management, and meticulous attention to detail
