Legal Documentation: a. Vetting Land titles: Conduct thorough checks and verifications of land titles to ensure authenticity and legality before any transaction
b. Coordination of Agreement Registrations: Liaise with lawyers and clients to ensure the seamless registration of agreements, ensuring that all legal requirements are met
c. Stamp Duty and Registration Payments: Assist in the calculation, payment, and documentation of stamp duty and registration fees d. Sub-Registrar Office Processes: Be well-versed in the registration processes at the sub registrar's office, ensuring all procedures are followed correctly e. Document Management: Pull out and manage necessary documents from various government departments to support real estate transactions f. Drafting Legal Documents: Prepare and draft legal documents related to the sale, purchase, or transfer of properties, ensuring accuracy and compliance with applicable laws 2. Legal Compliance: a. Ensure that all real estate transactions comply with relevant local, state, and national laws b. Aid in the creation of SOPs for the smooth functioning of the Legal Function eg. Due Diligence for acquisition of properties, etc.
c. Monitor records of on-going property proposals and its in-house compliance d. Stay up-to-date with changes in real estate laws and regulations and advise management accordingly. e. Identify and intimate management of any potential legal risks associated with real estate transactions and operations, along with recommendations for mitigation of the same
Client Communication a. Communicate effectively with clients to explain legal procedures, answer questions, and provide updates on the status of their transactions
Liaison with External Parties:
a. Work closely with external legal counsel, government officials, and other relevant parties to facilitate smooth and timely transactions.
