1. Site Sourcing & Selection
- Identify, evaluate, and negotiate potential sites for new branch locations in alignment with the organization's strategic objectives.
- Collaborate with real estate brokers, landlords, and developers to secure optimal locations for branch expansions.
- Conduct site inspections and feasibility studies, considering factors like demographics, accessibility, competition, and compliance.
2. Branch Network Expansion
- Drive the real estate strategy to support the expansion of the organization's branch network across targeted geographies.
- Ensure adherence to timelines for site acquisitions, lease agreements, and premises handover for new branches.
- Work closely with internal stakeholders (such as finance, legal, and operations teams) to ensure proper approvals and alignment with corporate goals.
3.Transaction Management
- Oversee end-to-end management of real estate transactions, including leasing, purchases, renewals, and contract negotiations.
- Manage legal documentation, lease agreements, and compliance with regulatory requirements for each property.
- Develop and maintain strong relationships with landlords, property owners, and external consultants to ensure smooth execution of transactions.
4. Market Analysis & Reporting:
- Conduct market research and analysis to identify new opportunities for growth in emerging markets or underserved areas.
- Provide detailed reports and recommendations to senior management on site potential, transaction status, and project updates
- Monitor real estate market trends, rental values, and competitor movements to stay ahead of opportunities and challenges
5. Budget & Cost Management:
- Manage project budgets, ensuring cost efficiency in real estate acquisitions, construction, and operations.
- Negotiate favorable lease terms, renewals, and contracts to minimize costs while maximizing value.
6. Compliance & Risk Management
- Ensure all transactions comply with local laws, regulations, and corporate policies.
- Conduct due diligence on properties and leases to mitigate legal, financial, and operational risks.
Qualifications and Experience:
Qualifications/ Education bachelor's degree in any discipline. A certification course in Real estate Management would be preferred.
Career Experience Minimum 10+ Years of exposure in Real Estate transactions of Branch Offices in BFSI/Retail sector will be preferred.
