We are looking for aspiring candidates from Real Estate for the position - Deputy General Manager - Contracts(Construction Contracts), who would be in leadership role, having spearheaded the below role.
Key Purpose of the Job (Position Summary)
The Contract Lead will oversee a team of 3-4 members responsible for managing and awarding contracts for all real estate projects. The role focuses on defining, negotiating, and enforcing the terms and conditions of contracts and work orders. The incumbent will be responsible for developing a quality pool of contracts, ensuring compliance with company policies, and building strong relationships with vendors and contractors.
Key Functions & Responsibilities
Contract Administration:
Ensure full compliance with contract regulations and statutory requirements. Oversee the preparation of contracts, including scope of work and terms and conditions, and ensure alignment with company standards.
Contractor Selection & Management:
Lead the selection of contractors for construction projects, ensuring performance is evaluated and contracts are awarded based on quality, cost-effectiveness, and timelines.
Risk & Compliance Management:
Analyze contract conditions, mitigate risks, and monitor compliance with financial, legal, and project-specific requirements. Prepare risk assessments and ensure timely resolution of contractual issues.
Cost Efficiency & Value Engineering:
Target cost savings through effective negotiation, contract finalization, and value engineering while adhering to project budgets.
Vendor Relations & Negotiation:
Build and maintain strong relationships with contractors, negotiate favorable terms, and ensure a consistent supply of quality services. Regularly review vendor performance and market trends to improve future agreements.
Team Leadership:
Manage and mentor a team of 3-4 contract specialists. Conduct weekly meetings, allocate tasks, resolve issues, and ensure team performance aligns with organizational objectives.
Reporting & Documentation:
Ensure all contract-related documentation is maintained, updated, and in compliance with company policies. Provide regular reports on contract progress, cost analysis, and vendor evaluations.
Continuous Improvement:
Stay updated on industry trends and legal requirements. Make recommendations for process improvements, cost savings, and alternative service providers.
