Job Summary:
We are seeking a highly efficient and experienced Customer Relations Manager with a strong background in real estate. The ideal candidate should have a minimum of 5 years of experience in the real estate industry and possess a postgraduate degree. The primary responsibility of this role is to manage customer relations, ensuring all queries are addressed promptly and efficiently. The candidate should have a proactive approach in maintaining client relationships, deep knowledge of real estate transactions, and effective use of CRM software. Additionally, the candidate should have no interest in sales but be highly skilled in technical aspects such as ATS registration, raising demands, GST processes, and RERA law
Key Responsibilities:
Customer Interaction:
Respond to customer queries via email, WhatsApp, or phone calls efficiently and promptly.
Provide prompt and accurate responses to client inquiries via email.
Update clients regularly about the status of their properties.
Maintain a high level of customer satisfaction by providing timely and accurate information.
Technical Knowledge:
Handle ATS (Agreement to Sale) registrations accurately.
Complete understanding of agreements to sell, sale deeds, and the registration processes for these documents.
Raise demands and forward GST information to the accounts department.
Ensure compliance with RERA (Real Estate Regulatory Authority) laws and regulations.
Stay updated with the latest developments in RERA laws and ensure all activities comply with these regulations.
Financial Management:
Efficiently manage and collect payments from customers.
Calculate interest on delayed demands and other financial implications within the real estate sector.
Liaise with the accounts department to ensure smooth financial operations.
Communication:
Maintain clear and professional communication with customers at all times.
Provide detailed updates and reports to the management team as required.
Compliance and Regulation:
Stay updated with the latest developments in RERA laws and ensure all activities comply with these regulations.
Address and resolve any regulatory issues that arise.
Client Engagement:
Expertise in identifying optimal times for raising demands based on client engagement and market trends.
Skilled in presenting properties to clients, particularly in the Goa area, ensuring a positive client experience and engagement.
Software Utilization:
Proficient use of 4QT or equivalent real estate management software to manage client information and transaction details.
Qualifications and Skills:
Postgraduate degree from a recognized institution.
Minimum 5 years of experience in the real estate sector.
Proven track record of managing relationships with HNI clients in the luxury real estate sector.
Experience in handling property transactions and registrations.
Strong knowledge of ATS registration processes and demand raising.
Proficient understanding of GST regulations as applicable to real estate.
In-depth knowledge of RERA laws and regulations.
Excellent communication skills (verbal and written).
High efficiency in managing and resolving customer queries.
Proven track record in effective payment collection.
Exceptional communication skills, meticulous attention to detail, and a strategic thinker with the ability to work under pressure.
Ability to work independently and handle multiple tasks simultaneously.
Strong organizational and time-management skills.
