Job Description:
1.Establish Healthy & Good working environment with mentoring site team
2.Responsible for the overall project objectives, design coordination, procurement, delivery and financial close out
3.Provide inputs to Design consultant for refinement of design requirements.
4.Ensure that site team follow Execution & Quality Checklist system
5.Design review, BOQ & specification review, Establishment of Quality & safety management plan, Design hindrances reporting, site photographs, Quality & Safety observation reporting & preparation of Daily, weekly & monthly plan.
6.Establish Document chain process with Client Store manager for material planning & establish chain document system with client store manager for smooth functioning. Maintain stock inspection & invert register.
7.Establish Delay Log book & Site Instruction Book with Daily Update.
8.Ensure team's daily site visit with vendors for compliance
9.Ensure Quality & Safety management plan follows at site
10.Chair ALL Meetings with vendors, consultants and clients (PCG).
11.Ensure Compliance to Sakshham Consultant systems and processes, reporting systems
12.Managing consultant deliverables at construction stage.
13.Ensure consultant visit for Mock-ups, Samples and other material approval
14.Walkthroughs with client and client interactions
15.Ensure team handles change management - Time, cost, design
16.Monitor changes to site logistics.
17.Ensure coordinate between package contractors for the smooth coordination of works
18.Ensure timely payments from clients
19.Overall Administration and Control to site.
20.Identify project risks and develop mitigation plans for the same and discuss with necessary stakeholders.
21.Prepare value engineering & project learning sheet on monthly basis with site team
22.Ensure Value Engineering presentation to clients and Buildability Review of documents.
23.Ensure signoff budget & preserve these and subsequent revisions for records.
24.Conduct a Risk Analysis on Construction work, design, fitout, resourcing, statutory requirements etc. Develop, review and agree Mitigation Strategies.
25.Finalise draft tender document and review the same with CLIENT.
26.Prepare shortlist of bidders in consultation with Designer/Service Design Consultants
27.Co-ordinate negotiation meetings with CLIENT representatives.
28.Review Draft PO / Work Order terms & conditions as given by client and forward corrected copy for their approval.
29.Forward recommendation notes along with draft LOI's for each work package to CLIENT.
30.Co-ordinate issue of LOIs/ POs/WOs to successful bidders.
31.Ensure compliance by successful bidders, to all tender clauses, related to insurance/ labour laws etc.
32.Prepare and circulate design/procurement meeting schedule to CLIENT & Design Consultants
33.Obtain formal contract from Vendors as per draft pre-agreed
34.Review and finalize the document, send to CLIENT for approval and obtain approval
35.Coordinate to have both parties (CLIENT & Vendor) to sign the contract
36.Distribute to CLIENT, Vendor & preserve a copy of contract
37.Review, certify and send Running bills for client approval
38.Budget Tracking, Cost reporting and Insurance Tracking reports to Client
39.Estimate additional Cost Implication with inputs from Vendors and Design Consultants
40.Send and obtain approval of Interim Variation Order from CLIENT and regularize by amending orders.
41.Install and implement Prolong for all Project Cost tracking
42.Arrange review and sending for approval of Rate Analyses for Non-Tender Items
43.Review & incorporate Justifications and forward Final Variation Statements to Consultant / CLIENT. Follow-up to obtain approval.
44.Obtain Final clean Invoice (per approved Final Variation Statement value) from Vendors confirming Full and Final Settlement
45.Review and forward Final Payment Certificate to CLIENT. Follow-up to obtain approval and Submit to CLIENT
46.Handover Technical and Financial documents to CLIENT's representatives per agreed Handing Over Schedule.
47.Update Cost Control Report and prepare Final Financial Reconciliation Statement
48.Produce & publish detailed Project Schedules for -
(a) Project Agencies based on Time Lines committed by Vendors and
(b) CLIENT (with some buffer on Agencies Schedule). Review and obtain approval from CLIENT.
49.To Analyse the schedule submitted by Contractors and suggest corrections if any.
50.To see to it that contractors other than civil submit their schedules in tune with civil programme.
51.Review of resources deployed with respect to above and initiate action with the contractors for enhancement of resources if required.
52.To act proactively for any possible slippage in the programme.
53.Review of planned progress versus actuals achieved.
54.Monthly reports to managements, clients and all others concerned.
55.Compile Daily & Weekly Status Report - Work Report, Progress Photographs and Updated Schedule / Activity Monitoring Chart
56.Circulate Report every Monday to CLIENT
57.Periodical updating of Master Construction Programme
58.Maintaining List of Events quantum of delay which leads.
59.Compile a Schedule for handover of packages at least 15 days prior to Completion
60.Circulate discuss, and agree Handover Schedule with Design Consultants and all vendors
61.To maintain documentation of all activities at site.
62.To prepare site photos showing status of the project.
63.To prepare agenda for Weekly progress meeting & prepare minutes and circulate to the team within 48 hrs.
64.To follow up drawings required for site and maintain drawings register
65.To study and initiate RFI and follow up the same from consultants.
66.To Conduct for Design review Meeting
67.To maintain correspondence in and out from various agencies (Clients, Consultants, Contractors)
68.Conduct Internal Site training program on weekly basis for Quality, safety, Time, Cost & project management agenda.
69.Making a commitment to providing & tracking the accomplishment of the developmental activities to the organisation to achieve its dreams and goals.
