Job Purpose: The position will work with the central BD team for evaluating investment opportunities with respect to overall financial feasibility of the investments/proposal and monitoring these projects over time and reviewing and managing the existing ongoing projects.
Key Responsibilities:
- Responsible for preliminary screening of investment opportunities, working along with various functional teams (Projects, Operations, Leasing, Corporate Finance) covering residential real estate and commercial real estate.
- Analytical evaluation of opportunities shown to the investment committee which involves in-depth financial modelling for transaction
- Understanding of financial evaluation parameters for NPV, IRR, DCF, and relative valuation.
- Build on database on market practices of standard industry practices with respect to project acquisition, JDA, JVs, etc., basis market and primary research
- Prepare written memos on the opportunities presented to the group which involve strong writing skills, proficiency with Word/Power Point, preparation of charts and presentation of data for fund reporting
- Work through the transaction which would include due diligence (technical, corporate, financial, legal, title, and regulatory) and to be able to
- Obtain in-depth research and knowledge of the market/industry
- To carry out significant research into another company/property's financials, tenant profile, projections
- To analyze industry prospects by gathering information about growth, competitors, and market share possibilities
- Responsible for preparing monthly and quarterly asset management reporting (including updates on development, leasing, operations and finance)
- Knowledge of income tax covering capital gains, GST, etc., applicable primarily for real
- Co ordinating with internal teams and external consultants with respect to accounting & taxation requirements for the transactions under evaluation, financial structures, legal documentation, understanding of approval processes & related costs and timelines, among others

Qualifications and Work Experience:
- Qualified CA / Civil Engineering / Masters Program in Real Estate
- Minimum 2 3 years experience in Real Estate sector (IPC, Investment Banking, Big 4, Financial institutions etc)
- Proficiency in Real Estate Financial Modelling (Property DCF Valuation, Investment Evaluation, Preparation of Pro-forma financial statements etc.)
- Advanced MS Excel and MS Powerpoint is a Must and sound knowledge of other MS Office applications and MIS/ business reporting systems.
