Job Description

Job Title: Assistant Facilities Manager - Hard Services

JLL is seeking an Assistant Facilities Manager specializing in Hard Services to work closely with the India FM Lead and Atlassian Workplace Experience Team. This role focuses on creating and delivering exceptional workplace experiences for Atlassian's Bengaluru site, with an emphasis on hard services management.

Key Responsibilities:

Hard Services Management:

  • Supervise and coordinate all hard services, including HVAC, electrical systems, plumbing, building automation systems, and preventive maintenance.
  • Oversee equipment maintenance, repairs, and replacements.
  • Effective vendor management, drives KPI and SLA performance with a broad range of FM vendors.

Workplace Experience:

  • Conduct regular workplace inspections focusing on hard services quality and functionality.
  • Manage JIRA service desk requests related to hard services.
  • Develop relationships with Atlassian and the Workplace Experience team to enhance service delivery.

Compliance and Safety:

  • Ensure hard services comply with OH&S, environmental, and risk management policies.
  • Understanding of vendor compliance regulations, including labor laws, as they pertain to facility management and service contracts.
  • Manage technical safety training programs related to hard services.

Project and Financial Management:

  • Oversee hard services aspects of workplace enablement for churn/relocation projects.
  • Review operating expenses and implement cost-saving measures for hard services.
  • Manage monthly finance accruals and produce commentary for hard services budget.

Administrative Leadership:

  • Oversee contractor/vendor induction for hard services providers.
  • Lead incident management related to hard services.
  • Ensure accurate maintenance data for hard services equipment and systems.

Key Requirements:

  • 5+ years of experience in hard services management within facilities or technical industries.
  • Strong technical knowledge of building systems (HVAC, electrical, plumbing, etc.).
  • Excellent leadership skills with a focus on hard services team management.
  • Proficient in budget management and financial reporting for hard services.
  • Experience with building management systems and preventive maintenance scheduling.
  • Results-oriented with a focus on meeting and exceeding hard services performance targets.
