Job Description

Role: Architectural Project Manager

Role Definition:

We are seeking an experienced Architectural Project Manager (Architect or Civil Engineer) to manage and oversee our Industrial & Warehousing projects across India, from conception to completion, acting as the single point of contact (SPOC) for clients, contractors, and consultants.

Qualification:

- Graduate (B.Arch / B.Tech - Civil) or Post Graduate (M.Arch / M.Tech / MBA - Construction Management or similar qualifications) from a recognized university.

Experience:

- 10-15 years of experience in project management within the architecture, engineering, or construction sectors.

Requirements:

- Strong understanding of tendering processes, BOQ preparation, measurement & billing.

- Familiarity with IS codes, Delhi Schedule of Rates, and best practices in construction and architecture.

- Experience with Steel Building Projects (PEB), such as industrial units and warehouses.

- Ability to manage 8-10 large-scale projects with support from junior architects and engineers.

- Proficiency in cross-checking architectural and structural drawings for errors and omissions.

- Complete ownership of projects, ensuring timelines, budgets, and client satisfaction are met.

- Strong organizational and problem-solving skills.

- Excellent written and verbal communication skills.

- Must possess a personal vehicle for commuting (preferably a four-wheeler).

Preferences:

- Experience in architectural/engineering consultancy is highly preferred.

- Residing within an 8-10 km radius of South Extension, New Delhi.

- Dynamic, active, and adaptable personality.

Responsibilities:

- Act as the primary interface between clients, contractors, and consultants, ensuring smooth communication and resolving issues.

- Coordinate with sub-consultants and follow up on drawings, BOQs, and approvals.

- Conduct regular site visits (Delhi NCR & PAN India) and prepare detailed reports and meeting minutes.

- Conduct on-site investigations and analyze data, including maps, reports, tests, and drawings.

- Supervise and mentor project teams while engaging with various stakeholders.

- Monitor project progress, prepare status reports, and address any delays or challenges.

- Ensure compliance with all regulatory guidelines, permits, and safety protocols.

- Assess and mitigate risks during all phases of the project.

Tasks & Activities:

*Pre-construction Stage*:

- Follow up with clients for final consultancy work orders.

- Prepare cost estimates and bar charts for smooth project execution.

- Draft Letters of Intent for contractors and consultants as required.

- Prepare tenders and BOQs for contractual activities and short-list contractors based on pre-qualification.

- Chair tender meetings and ensure timely issuance of project drawings and documents.

*Construction Stage*:

- Maintain records of client, contractor, and consultant approvals.

- Approve shop drawings, contractor bills, and ensure compliance with design specifications.

- Manage and guide a team to check drawings, designs, and contractor bills.

- Track project costs, quality, safety, and schedule, and take corrective actions as necessary.

- Ensure professional documentation and communication throughout the project.

- Ensure timely issuance of consultancy bills and follow-up on payments.

*Closure Stage*:

- Oversee snag list activities and verify extra items in final bills.

- Perform rate analysis and reconcile free-of-cost materials.

- Ensure smooth project handover, including as-built drawings and professional photography.

- Prepare completion certificates for contractors and collect them from clients.

*General Tasks*:

- Assign tasks to the project team, ensuring efficient manpower use.

- Report project updates to the Principal Architect.

- Ensure proper data management and documentation for all projects.

- Organize weekly project review meetings.

- Track steel and cement consumption and create monthly reports.

- Follow up with clients for timely release of consultancy fees.

Performance Measurement Metrics:

- On-time project completion.

- Client satisfaction levels.

- Budget management and minimization of escalation.

- Timely release of consultancy fees.

- Team efficiency and productivity under this role.
